Evaluation of Industrial estates by approach of Environmental Standards (Case staudy: Charmshahr estate, Varamin)

Industrial estates are the spaces that using in planning of industrial, national and regional and also in physical plans as political tools and the main goal of them is arriving to sustainable development. The construction of industrial estates projects which usually will accompany with positive and negative outcomes and ecological changes, are knowing in the frame of assessment the environmental impacts. The assessment of environmental impacts would be as a planning tool to steering the goals of a project implementation according to environmental rules and laws. In fact the first aim from assessment of environmental impacts is insuring the consideration of given policies and goals in program and activities a project in order to environmental standards, rules and laws. The Charmshahr industrial estate s located in Tehran – Varamin highway, Ab Barik road in ۳۵ km of Varamin with area of ۲۰۰ ha at Varamin county. For assessment of environmental impacts in this research, the Iranian Leopold Matrix is used. In this method, to scoring for each one of impacts in that estate (negative and positive impacts), a checklist is prepared according to experts ideas and analyzing in Leopold matrix, so the results could be one of the five modes: project is denied, project is verified, project is verified with improvement options, project is verified by introduce of refinement options or project is verified with refinement plans and improvement options. In this case, according to the results, the project is verified by improvement options.
